Rising Star Molly Scruton Making Her Mark at Graham & Co

A young estate agent is quickly building a reputation for results and innovation in the local property market.

Molly Scruton, who works in sales at Graham & Co, has spent the past five years developing her expertise in the industry, with nearly two of those years with Graham & Co. Now, she is combining traditional estate agency skills with modern marketing techniques to stand out in a competitive field.

Describing her role, Molly explains she is involved in every stage of the sales process. “Everything sales related,” she says, from “going out to valuations, winning instructions, doing viewings, negotiating offers… right through to exchange and completion.”

Her journey into property was not entirely straightforward. Initially applying for both lettings and sales roles, she began her career in lettings before quickly realising her passion lay elsewhere. “I wanted sales… I had an interest in property, but I actually got lettings,” she recalls. “I did that for a year or so, then moved over to sales and much more enjoy it.”

That early experience, however, proved valuable. “It gives you a little bit of a life lesson… something different to know,” she adds, reflecting on the wider knowledge she gained around legislation and tenant relations.

What drives Molly is the responsibility that comes with the job. “Because I’m young and a female and more times than not dealing with someone’s biggest asset, it’s quite a big thing to take on,” she says. “It’s exciting as well.”

That sense of ambition is backed up by impressive results. Molly reports a success rate of over 93 per cent and recently achieved a standout sale. “I sold it within seven hours of it being on the market,” she says, noting that the property achieved £45,000 more than a previous valuation from another agent.

With the average property often taking around two months to sell, Molly believes proactivity is key. “It can be a lot quicker… it depends about the agent,” she explains.

Part of her success lies in her attention to detail when preparing homes for viewings. Simple touches can make a significant difference. “If people have an electric fire, putting it on before a viewing… a bit of room spray… it sounds silly but it makes such a difference. The ambience.”

Alongside this, Molly is embracing modern marketing strategies, particularly through social media. She believes understanding what buyers want to see is crucial. “My knowledge of social media and what people want rather than what they expect,” she says, is what sets her apart.

Her approach includes creating anticipation before a property even hits the market. “The ‘coming soon’ stuff… it works,” she explains. “I had one the other day with five pre-market viewings off the back of it, and again we sold it within a day of being on the market.”

Video content is another powerful tool. “We do walkthrough videos… all it takes is one person to see it, send it to someone, and the next thing you know it’s taken off.”

When it comes to working with clients, Molly focuses on building relationships and understanding individual needs from the outset. “Pop over, sit down with them, get to know what they want to do,” she says. “Are we curious on price? Are you moving locally? Timescales… then the grand tour of the property.”

Her approach reflects the wider ethos at Graham & Co, where a blend of traditional values and modern marketing ensures properties reach the widest possible audience. With offices open seven days a week and a strong presence across Andover, Whitchurch and Winchester, the company continues to support buyers, sellers and landlords at every stage of their journey.

Outside of work, Molly keeps things simple. “Gymming, really. Going for walks,” she says, making the most of the “incredible” surroundings in the local area.
